A whole-life carbon baseline is produced at concept stage, so decisions are compared against a number rather than an instinct.

Retain structure and envelope
Demolition must be justified against the carbon it spends. On average our retrofits avoid 61% of a rebuild baseline.

Specify for disassembly
Demountable partitions, mechanical fixings and documented material passports so the next fit-out reuses rather than skips.

Commission properly
Most operational waste is a commissioning failure, not a design one. Systems are witnessed, tuned seasonally and handed over with evidence.

Publish the outcome
Twelve-month energy and carbon data goes into our public reporting, including the projects that underperformed.
