Independent advice, before the big spend.

Get independent senior designer led advice before committing to the next stage of your project. We help you assess feasibility, establish a realistic budget and define the right design direction, without any obligation to engage Pinakiin for design or execution.

The consultation is a standalone engagement. Use it as the starting point for a Design & Build project with us, or take the recommendations forward with your own team or another consultant. The choice remains yours.

Every consultation is a clearly scoped, fixed fee engagement with defined deliverables. If you subsequently appoint Pinakiin for Design & Build, a portion of the consultation fee can be credited towards that engagement. Most consultations are completed within two weeks of the site visit or receipt of the required project information.

WHAT WE COVER

Get an expert opinion before you commit.

Senior designer led advisory for briefs, feasibility and concepts. Independent, low commitment, and delivered in 1 to 2 weeks, so you can reduce the risk on the decision before you spend on full design or build.

Feasibility studies

Is your space, budget and timeline realistic before you commit? Site assessment plus broad cost and time modelling. Deliverable: a written feasibility report with risks, options and an indicative budget range.

Concept advisory

Early stage design direction and options review, without committing to a full concept development contract. Deliverable: a strategy memo with two to three spatial directions, references and next-step guidance.

Design reviews

A senior second opinion on plans, drawings or proposals from another designer or contractor, checking gaps, risk and missed opportunity. Deliverable: annotated drawings and a review memo flagging compliance, cost and design issues.

A BFSI client was about to sign a 42,000 sq ft floor plate. Our feasibility study showed 28,000 sq ft delivered the same headcount at target density, they resized the lease and redirected the saving to fit-out.

Rework avoided at drawing stage

Design review caught a compliance gap pre-construction

An independent review of a contractor's GFC set flagged an NBC egress width shortfall and an MEP shaft clash. Both were fixed at drawing stage, avoiding a four-week site rework.
