Workplace strategy

Strategy is the cheapest part of a project and the part that decides everything after it.

We start by understanding how your organisation actually works: who needs to be together, how often, and what a productive day looks like for each team. Sensor data and badge records reveal patterns of use; interviews help us understand the reasons behind them.

Options are then tested against real numbers rather than opinion: headcount scenarios, peak-day attendance, and the amount of shared space each option requires. The result is a costed brief with an evidence-based area target, giving the project a clear and rational foundation for design and investment decisions.

WHAT IT CHANGES

How workplace strategy can help

Working alongside the design and delivery teams, we build one integrated plan that meets the project's goals. It usually covers:

  • 01

    Guiding people through workplace change

  • 02

    Lifting performance and everyday culture

  • 03

    Sharpening planning and space ratios

  • 04

Briefing across several locations at once

  • 05

    Setting technology requirements early

  • 06

Writing the sustainability and wellbeing plan

  • 07

Defining how the brand is felt in space

THE 5-STAGE STRATEGY

How your workplace strategy moves from question to costed brief.

  1. 01

    Discovery

Workshops with leadership and teams, business goals, headcount view.

  2. 02

    Utilisation Study

Sensors, badge data and observed peak day demand.

  3. 03

    Scenario Modelling

Three to five futures priced on area, capital and running cost.

  4. 04

    Written Brief

Area target, adjacencies and standards the design team builds from.

  5. 05

    Portfolio Plan

Sequencing, lease events and change plan for multi city occupiers.

We work with both leadership and the people who use the floor every day, because a strategy that only one of those groups believes in never survives the first month after move-in.

The result is a plan tied to measurable outcomes, area, attendance, cost and experience, that carries straight through design, delivery and the first year of occupation.
